What are Dynamic pricing?
Doorling's dynamic pricing works on two levels. The first is the per-channel markup. You start from the property's base rate and set a percentage for each channel, for example plus 20% on Airbnb to cover their commission and zero on direct bookings. The calendar shows each channel's final prices, night by night.
The second level is the external provider. If you want true dynamic pricing, you connect one and Doorling takes its optimised rates, applies them to your channels and updates them based on demand, events, occupancy and competitors.
What you get with Dynamic pricing
- Base rate per property, including seasonal and day-of-week rates
- A different markup per channel, across Airbnb, Booking, Vrbo and direct bookings
- External dynamic pricing provider already integrated
- Minimum stays and arrival day configurable by period
- Prices you can edit by hand for special events like trade fairs, concerts and festivals
- No Doorling markup on the provider, because you only pay its own pricing

How Dynamic pricing works
Set your base rate
Per property, in euros per night, for weekdays, weekends, high and low season.
Apply the per-channel markup
Airbnb plus 20%, Booking plus 18%, direct zero, and Doorling works out the final prices.
If you like, connect a dynamic provider
Enter the API key and from then on you use the provider's optimised rates.
The channels update
With the direct connection, prices reach your channels on their own, and in high season you stay in line with the market.
Frequently asked questions about Dynamic pricing
All answersFor now Doorling applies markups and seasonal rates, not supply and demand algorithms. For true dynamic pricing there's integration with specialist external providers, which is the industry's standard approach.
The external provider has its own pricing, usually $19-29 a month per property. Doorling adds nothing on top and pulls the rates via API.
Yes, that's exactly what the per-channel markup is for. You can reward direct guests with 15% less than on Airbnb and push the channel that costs you least.
With the direct connection, from the PRO plan, yes, and every change reaches your channels within moments. iCal doesn't carry prices, so on the Check-in plan you update them on the channel's own portal. The dynamic provider updates its rates every 1-6 hours depending on the plan.
